Location: County Limerick, Ireland

Our client, a leading facilities management provider, is seeking a General Operative to join their dedicated team in County Limerick. This is an exciting opportunity for a motivated individual with experience in building maintenance and property services to grow in a dynamic environment. Key Responsibilities:

  • Planned Preventative Maintenance (PPM):
    Carry out scheduled maintenance on all building fabric under the control of the company as per the Plant CMMS/CAFM system. Assist the engineering team with PPM on building equipment.
  • Health & Safety Compliance:
    Ensure that contractors and staff comply with Health & Safety (H&S) regulations. Manage and create documentation for Safe Systems of Work (SSOW).
  • Inspections & Monitoring:
    Conduct property and facility-related inspections. Monitor subcontractors and services, ensuring compliance with H&S and quality standards.
  • Customer Service & Queries:
    Liaise with the service desk and team leads to respond promptly to non-technical queries, ensuring compliance with Service Level Agreements (SLA).
  • Reactive Maintenance & Repairs:
    Respond to reactive tasks, including repairs to building fabric such as painting, decorating, door furniture, and office furniture. Assist with the movement of plant and equipment as required.
  • Daily Site Checks:
    Carry out daily checks on site as per client requirements and report any findings to the contract manager.
  • Subcontractor Support:
    Assist subcontractors with tasks including signing in, managing work permits, and showing them to the relevant work areas.
  • Continuous Improvement:
    Maintain and promote best practices while encouraging continuous improvement within the team.
  • Problem Solving & Issue Tracking:
    Track and resolve all facility requests in line with SLAs, providing regular feedback. Collaborate with department engineers and support teams to identify and solve issues.
  • Project Assistance:
    Support with quotations and purchasing queries, as well as taking on ad-hoc projects assigned by the client or team lead.

Qualifications and Experience:

  • Previous Experience:
    Proven experience in a similar role within a facilities or building maintenance environment.
  • Mechanical Knowledge:
    Experience with the mechanical aspects of building services is a distinct advantage.
  • Self-Motivated:
    Ability to work independently using initiative and problem-solving skills.
  • Customer-Focused:
    Excellent customer service skills with a focus on responsiveness and satisfaction.
  • Strong Communication:
    Clear and effective communication with clients, contractors, and internal teams.
  • Ownership & Accountability:
    A proactive approach to taking ownership of key tasks and responsibilities as required.
